Winterbourne Country House.
Access Statement

Introduction

We aim to cater for the needs of all visitors in our home based 7 bedroom bed & breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will Endeavour to help.
Please note due to the age of the building we do not have any ground floor rooms or a lift.

Pre-Arrival

The nearest bus stop’s to the property are located at the top of Bonchurch Shute quite a steep incline and also one at the end of Trinity Road which is a fairly flat walk to the property, both taking about 10mins.
The nearest train station is 15mins away by car.
There are local taxi services that have accessible taxis if required; we can make bookings for you.

Arrival & Car Parking Facilities

On arrival to the property there are double entrance gates, these are open 24hrs a day, there is a tarmac drive leading down to a flat gravel car park.
There are no allocated parking bays but ample room for all cars, the surface is level, flat and gravel, the gravel extends up to the front door.
We can assist guests with luggage
The Village of Bonchurch is a few minuets’ walk from the property; there is a fairly steep incline back to the main road.

Layout of the building

Winterbourne dates form the 1800’s and has not seen much change since this time and is a substantial house spread over 4 floors, with a split ground level to the front and rear. The whole house is served by a central staircase with public and bedroom areas off.

Main Entrance & Reception

The front door is level with the car park and has an opening of 104cm (41”) wide with doorbell 117cm (46”) high into porch area of quarry tiles and door way 79cm (31”) wide into reception area quarry tiles on floor seating available, 1 step up to office of 10cm (4”) there is also a downstairs cloakroom with a doorway of 84cm (33”) wide leading off the reception area is the central staircase carpeted with short pile carpet with a wooden handrail, 74cm (29”) high serving the entire length. The steps are all 15cm (6”) high, 28cm (11”) depth, 100cm (39”) wide.

Public areas.

These are 17 steps from the reception area and consist of 2 lounges with ample seating, access to the rear patio can be found through one of these, there is also a T.V for guests’ enjoyment. You will also find the self service bar and breakfast room here, all of these rooms are carpeted apart from the breakfast room which is tile and laminate flooring.

Bedroom’s.

From reception area there are 9 steps to small landing area and off of this a further 7 steps with wooden hand rail to the first floor bedrooms, Annie & Emily these two rooms are virtually identical and next door to each other the doorways are 76cm (30”) wide both have carpeted floors with lino in the bathrooms, these 2 would be our smallest rooms but do have plenty of space around the beds, they have a small step up to the bathroom of 20cm (8”) with bath height being 51cm (20”) with grab rail 61cm (24”) form bottom of bath. Annie has a fire escape window 84cm (33”) high, from floor, opening 112 cm (44”) wide radiators in front.

Back to central staircase and there 8 steps to public areas and another 9 steps to small landing with 9 steps with hand rail to Twin room, Trot, 76cm (30”) doorway to large room with ample space around beds, fire escape doors 112cm (44”) wide lead to wooden escape steps. Door to bathroom 76cm (30”) wide, tiled floor big room, double shower with 51cm (20”) opening.

Back to central staircase and another 9 steps to large landing through 152cm (5ft) fire doors, there are 2 rooms of off this landing. Copperfield 76cm (30”) doorway to large lounge area with 2 sofas, 2 steps of 18cm (7”) to bedroom area ample space around bed, bathroom off through 71cm (28”) wide door lino flooring bath 56cm (22”) high.

Back to large landing and 2 small steps up 15cm (6”) Dora, 76cm (30”) door opening large room with ample room around bed, bathroom off down 2 steps of 18cm (7”) tiled floor and bath 53cm (21”) high dressing room off.

Back to central staircase and 17 steps to top floor rooms through fire door 76cm (30”) wide, there are 2 rooms off of this landing. Clara, 76cm (30”) doorway, ample room around four-poster bed, sofa also in this room, bathroom off 66cm (26”) doorway, bath 58cm (23”) high.

Agnes (single room) 71cm (28”) doorway, access to one side of bed, 15 steps immediately outside door down to fire escape and landing outside Dora & Copperfield. Bathroom for Agnes is across hallway through 71cm (28”) doorway, bath 58cm (28”) high.

Gardens & Grounds

We have extensive gardens and grounds mainly laid to lawn with rose beds. The main lawn from the back of the house can be accessed from the patio at either end by steps, this lawn is fairly flat, seating is available on the terrace and benches can be found around the garden. Our swimming pool is located at the very bottom of our garden down a gravel path that does gently slope down. The pool does not have a lifeguard and we ask that it is not used on your own, there is a safety ring and a lifesaver hook there is also a panic button that sounds an alarm. There are lots of public walks that can be accessed directly from the Winterbourne these are all oh different gradients as this is the nature of the Island.

Additional information.

Assistance dogs are welcomed as are pet dogs.
Mobile phone reception is poor.
We are able to use the front and rear of the property in case of evacuation, in the event of a fire the fire alarm sounds, if you require assistance on evacuating please inform us on arrival.
We are happy to take delivery of hired equipment.
We are a non smoking establishment but smoking is allowed in the gardens.
We do have small fridges that can be used for medication/food in the bedrooms alternatively we can put larger items in a bigger fridge on request (not available 24hrs)
